This video is about Savannah Estates Real Estate market.  This small gated community located in Lake Worth FL.  In this detailed housing report I will go over the current MLS listings that are availbale along with the market activity on those listings.  I will also look at the type of sales they are and pricing trends of the homes.  I will also look at the recently sold houses to give you an idea on the prices buyers have been paying for a home in this community.



This article is a market report for Savannah Estates in Lake Worth, Florida brought to you by Mark Baker at www.BuyingPalmBeachHomes.com .  In this article we will cover the current market and type of listings, current market prices within the community and then the metrics for the 180 day sold properties including the property types and financing terms. This article will give you a good understanding of the housing market in the development of Savannah Estates in Lake Worth.

First we will take a look at the current homes for sale on the market. There are seven properties currently available for sale on the market.  Of these properties, two properties are listed as contingent and zero properties are listed as pending. That leaves five properties available for sale of which one has had a price reduction.



The five remaining homes for sale consist of three traditional sales and two REO/Bank Owned properties. The range of prices of the lowest available property is $325,000 for five bedrooms with three bathrooms and 3,150 square feet under air. The highest priced property is $489,000 for a four bedroom, two baths with 3,094 square feet under air. The median home price is almost $420,000 in Savannah Estates in Lake Worth, Florida.



Next we will look at the sold properties, in the last six months five properties have sold. The average sales price was $396,000 and the average sales price per square foot was $120 with the range in process from $106 to $135.



The average days on market for the sold homes was 112 days.  In regards to the types of sales in the past six months all five sales were traditional sales.  Three were conventional financed and one was a cash transaction and one was an assumable mortgage.



Let us look at the Sales to List price; this information has been provided to see the relationship of the actual sold price of a home to the asking list price. On the low end of the spectrum there was a 95% sale of asking price, the average was 97% of the asking price meaning that most properties are settling at a 3% discount of the asking prices. At the high of the spectrum was a sale at 99% of the asking price letting us know that the homes have all sold for less than asking price.
